Breathing New Life into Old Walls

Restoring historic buildings is more than an investment strategy—it’s a way to preserve cultural heritage and revitalize cities. In Poland, an increasing number of developers are rising to this challenge, transforming long-forgotten structures into modern residential, commercial, and mixed-use spaces.

In a recent episode of the podcast “Developer Inspirations: How to Build Without Losing Your Mind,” Joanna Janowicz and Inez Otto shared how their projects bridge past and future, respecting architectural legacy while meeting contemporary needs.

Joanna Janowicz—Chair of the Polish Association of Real Estate Developers (PZFD) and CEO of Constructa Plus—spoke with Krzysztof Kuniewicz, COO at 3D Estate, about the untapped potential of historic city centers. For Constructa Plus, the revitalization of architecturally significant buildings is a strategic priority, not just a side initiative.

One example is the redevelopment of Dom Książki (The House of Books) on Gwarna Street in Poznań. Once a local landmark, the building is now being transformed into a residential and commercial space that meets modern standards while preserving its historical character.

Janowicz emphasized that revitalizing heritage sites comes with its own challenges, especially in restoring or reconstructing original elements. These projects are time-consuming and often more expensive than building from scratch—but they add unique value to the urban landscape. “Revitalization is not just a technical challenge—it’s a social and economic responsibility,” she noted. Done well, it creates long-term value for both developers and cities.

A similar philosophy guides Angel Poland Group, which specializes in blending modern comfort with historical locations. Inez Otto, Director of Sales and Marketing at Angel Poland Group, discussed The Upper House in Wrocław—a project that introduces cutting-edge architecture and technology into a historically rich setting. “It’s added value that helps us create exceptional places on the map of Wrocław,” Otto explained on the podcast.

3D Twins in Practice: Supporting Real Estate Sales

Beyond aesthetics, Angel Poland Group’s projects also integrate technologies that reduce environmental impact—especially important in large buildings in city centers. “Combining comfort, technology, and heritage is what premium clients are looking for,” Inez Otto added.

The historic building, whose history dates back to the Middle Ages and the reign of King Casimir the Great, has been carefully renovated by Angel Poland Group.

The same approach can be seen in Kamienna 28, a project by ACCIONA Nieruchomości in Gdańsk’s Dolne Miasto district, supported by an interactive 3D Twin created by 3D Estate. The development received a BREEAM Interimcertification at the “Good” level—proof of its commitment to sustainability, energy efficiency, and resident well-being.

Kamienna 28 revitalizes a 19th-century oil mill while introducing a new residential building, merging history and modernity. Anna Terlecka, Head of Sales at ACCIONA Nieruchomości, pointed out the broader benefits of such transformations: “Changing a building’s use from industrial to residential brings environmental and social benefits. It densifies the urban fabric, counters suburban sprawl, and reduces car traffic.”

These examples show how thoughtful revitalization can preserve heritage while offering high-quality living environments. “Close cooperation between developers, conservation officers, architects, and municipalities is key to balancing market needs with preservation efforts,” emphasized Joanna Janowicz.

Revitalizing historic architecture not only enhances urban environments but also strengthens the reputation of the development industry as a guardian of cultural heritage.
