Solmarina is a multi-phase waterfront apartment development built by Dekpol Developer on Sobieszewska Island, just outside the city of Gdańsk in northern Poland. The project includes 344 apartments, along with leisure amenities such as a private marina, waterfront promenades, and a hotel component. It is designed as a place for both living and recreation, strongly connected to water and outdoor activities.

The architectural concept was created by LSA and K&M Design (K&M Karczewski). The development is organized around a system of water canals and low-rise buildings, with a strong focus on views, access to the water, and shared outdoor spaces. Residential, leisure, and boating functions are combined into one cohesive environment where the relationship between buildings, water, and common areas is a key part of the project’s value.

Because of the complex layout, the wide variety of apartment locations, and the importance of views and water access when choosing a unit, Solmarina needed a tool that could clearly explain these differences to buyers across Poland. Since many purchase decisions were made remotely, this tool had to work equally well online and in the sales office. In this context, the interactive 3D experience became a natural way to communicate the project and support the sales process in a clear and accessible way.

Client’s requirements

Solmarina was designed as a leisure-oriented residential complex located in one of the most scenic waterfront areas of northern Poland. The project is defined by its strong connection to water, open views, and the varied positioning of apartments in relation to canals and the private marina.

The developer therefore required a tool that could present these key qualities in a clear and intuitive way to buyers across the country, including those making purchase decisions remotely. The choice of an interactive 3D experience was a natural one, as it enabled a consistent and easy-to-understand presentation of the project both online and in the sales office, while effectively supporting project communication and the overall sales process.

Our Actions

As part of the 3D Twin for Solmarina, we developed a complete interactive 3D model of the project, covering the buildings, water canals, private marina, and surrounding area. This made it possible to clearly present real spatial relationships and show how individual apartments relate to the water, docks, and pedestrian paths.

The 3D Twin also enabled an in-depth analysis of views and unit exposure—key factors in the purchase decision for this type of waterfront development. The applied solutions helped explain the urban concept and recreational nature of the project in a simple and intuitive way. The entire experience was designed to support project storytelling, focusing on lifestyle and everyday use rather than purely technical specifications.

At the same time, we ensured consistency between the online presentation and the sales office version, with flexible control over the scope of information depending on the sales channel..

High quality 3D animations and renderings were produced as a complementary element to the 3D Twin. They are used across social media communication, displayed on digital screens in sales offices, and applied in online advertising campaigns.
